Serving Rochester at Paint Creek and the Clinton

Waterproofing, Plumbing & Excavation Experts in Rochester

Rochester grew up around mills because Paint Creek and the Clinton River meet here, and the old downtown still sits on that low ground. Uphill the soil changes fast, with sand and gravel in the moraine hills and clay pockets in between. In early July 2024, five to six inches of rain in two days put water into homes, businesses and even the fire station.

Rochester sits where two streams meet, and that shapes every basement here

Paint Creek comes down out of Lake Orion and joins the Clinton River right in Rochester. That’s the reason the town exists. The water ran mills, starting with a knitting and carding mill on Paint Creek in 1844 and later the Western Knitting Mills building on Water Street in 1896. The old downtown and the blocks around it were built close to that water, on the lowest ground in the city.

Climb out of the valley and things change quickly. The hills around Rochester are glacial moraine, a jumble of sand, gravel and clay dumped by the ice. You can have fast-draining sand on one lot and a slick clay layer three feet down on the next one. That’s what makes Rochester tricky. The same storm will put water in two basements for completely different reasons.

The floods people still talk about

In June 1946 heavy rain broke the dam holding the mill pond on Paint Creek, the pond drained all at once, and the east side of Rochester flooded. The pond never came back. The site was filled and built on years later.

More recently, in early July 2024, the city took five to six inches of rain over two days. A 100-foot section of the Clinton River Trail near Parkdale Road washed out, and in a separate washout the river undercut a retaining wall near Diversion Street. The city said several homes, businesses and the fire department took on water. The trail made the news. Basements took most of the damage.

What we tend to find, house by house

Only about a tenth of Rochester’s homes date from before 1940, and the median house is from the early 1980s. So the picture is mixed. Near Main Street and the creek you’ll find older houses on block or stone, often with silted clay tile, sitting on a high water table. Up the hills it’s more 1970s through 1990s construction on poured walls, plenty of finished basements and walkouts, and a lot of backfill that settled toward the house.

On low ground near the creek, we put the effort into the sump. A bigger pit, a primary pump that isn’t working at its limit, and a battery or water-powered backup. Up the hill, we look outside first, because a lot of hillside leaks are just water from gutters and driveways running down to the foundation. A French drain or dry well uphill of the house can do more than anything we’d put inside.

Things we’d tell a friend in Rochester

If the only water you get is a stripe along one wall after a downpour, check that downspout before you call anyone. If your basement smelled like sewage after July 2024, that wasn’t groundwater, and it calls for a backwater valve, not wall work. And if you’re on the low ground near Paint Creek and your sump has no backup, that’s the first thing we’d change, before any other work.

Some of these basements can’t be made perfect, and we won’t pretend otherwise. They can almost always be made dry enough to use.

If you’re on the hills, it’s also worth looking at the house next door. On sloped lots a neighbor’s new patio, driveway or downspout can send water your way that never used to come, and the leak shows up on your uphill wall the next spring. That’s not something drain tile should have to absorb forever. Sometimes the best fix is a conversation over the fence and a shallow swale along the property line.

Rochester Services FAQ

Sand drains fast, which helps, but the moraine hills around Rochester aren't uniform. A sandy lot can have a clay layer a few feet down that sends water sideways straight into your wall. Walkouts and hillside lots also get runoff from the neighbor's yard above. Most leaks we see uphill are surface water and grading, which is often the cheaper fix.
Some, after long rains. Paint Creek usually runs shallow, but it can get deep and fast, and the low ground where it meets the Clinton is where downtown Rochester was built. Homes on that low ground see the water table rise when the creek runs high. That calls for a sump with real capacity and a backup that doesn't need power.
Both. Rochester's police chief said the city got five to six inches over two days, and city officials reported that several homes, businesses and the fire department took on water. The washed-out section of the Clinton River Trail got the headlines, but a lot of the trouble was in basements. If yours took water that week, we'd want to know where it came in.
Mostly as a reminder of where the low ground is. In June 1946 heavy rain broke the dam that held the Western Knitting Mills pond on Paint Creek, the pond drained, and the east side of Rochester flooded. The pond site was later filled and built on. The creek still follows the same valley, and the houses closest to it still sit lowest.
We're about 15 minutes away in Shelby Township and take emergency calls around the clock. For a flooded basement or a sewer backup, call (586) 345-7292 and we'll tell you honestly when the crew will be there. If water is near the furnace or panel, stay out of the room until power is off.
Yes, especially if you've had slow drains or a backup. Older laterals in that part of town may be clay pipe that roots have found their way into over the decades. A camera inspection shows exactly what's in there. Sometimes hydrojetting clears it for years, and sometimes a broken section needs replacing. Either way you'll see the footage.
Often. On a walkout, the back wall is mostly above grade and the front wall is fully buried, so water pressure is all on one side. We usually focus drainage on the uphill wall and the corners, and we pay close attention to where gutters and the driveway send water. Sometimes a French drain or dry well up the slope does more than anything inside.
More than in an open one, since drywall or paneling along the outside walls has to come off at the bottom. In a lot of newer Rochester homes the basement is finished, so we plan for that, cutting only what we need, and leave a clean edge for your drywall person. We'll give you the scope and timeline when we do the free estimate.
Our waterproofing systems carry a 25-year transferable warranty covering materials and labor. If you sell, it goes with the house, and in a market like Rochester's that's something buyers and their inspectors notice. It covers the system we install, not a sewer backup from the street. Ask us for the terms in writing with your estimate.
