Egress Window Installation
An egress window is a basement window big enough for a person to climb out of in an emergency and for a firefighter to climb in. Building codes call for an emergency escape opening in basement bedrooms, and many homeowners add one when they finish a basement, both for safety and for the daylight and fresh air it brings to a below-grade room.
Putting one in means digging outside the foundation, cutting a new opening in the wall or enlarging an existing window, setting the new window, and installing a window well that drains so the new opening doesn’t turn into a new leak. Mansour’s Innovations handles the whole job, from the MISS DIG 811 ticket and permits when required to the final grade. Call (586) 345-7292 for a free estimate.
Much of Southeast Michigan sits on dense clay that holds water. That is why drainage for the window well matters as much as the window itself: a well with no way to drain can fill like a bucket after a heavy rain or a spring thaw.
What an Egress Window Installation Involves
Excavation
Digging outside the foundation for the window well, after a MISS DIG 811 ticket gets public utility lines marked.
Cutting the Opening
Cutting a new opening in the foundation wall, or enlarging an existing basement window, to meet the egress requirements your city enforces.
Window Installation
Setting, leveling and sealing the new egress window in the opening.
Window Well
Installing a window well that holds back the soil and leaves enough room to climb out, with steps or a ladder where the depth calls for one.
Well Drainage
Giving the well a way to drain so rain and snowmelt don’t collect against the new window.
Backfill & Grading
Backfilling around the well and grading the soil so surface water runs away from the window and the foundation.
Is an Egress Window Right for Your Basement?
Understanding the right solution for your situation
An Egress Window Makes Sense When:
- You’re adding a bedroom in the basement
- You’re finishing the basement and want a safe second way out
- A dark basement needs natural light and fresh air
- An existing basement window is too small to climb through
Important Considerations:
- The job requires excavation next to the foundation
- The window well needs a way to drain, especially in clay soil
- Code requirements and permits are set by your city
- Decks, patios, walkways or landscaping along that wall may need to be worked around
