Basement Waterproofing, Plumbing & Excavation in Livonia, MI

More than half of Livonia's houses were built between 1950 and 1969. At roughly 55 to 75 years old, their problems are mostly underground: a sewer line full of roots, a sump pump near the end of its life, a block wall that weeps every spring. We repair sewer lines, replace sump pumps and waterproof basements in Livonia.

What 60-year-old Livonia houses have in common

Livonia became a city on May 23, 1950, when the whole township incorporated at once. Then it filled in fast. The census counted 17,634 people in 1950, 66,702 in 1960 and 110,109 in 1970.

The Census Bureau’s housing estimates tell the same story. Of about 39,700 homes in Livonia, roughly 12,800 were built in the 1950s and another 9,800 in the 1960s. The median Livonia house was built in 1964.

The older pocket is Rosedale Gardens, between Plymouth Road and West Chicago. Its first house went up in 1925, about 250 more were built between 1935 and 1941, and the neighborhood was added to the National Register of Historic Places in 2010.

Houses from these decades tend to wear out in the same three places:

  • The sewer line under the yard. Lines from that era were commonly clay tile, cast iron or Orangeburg, a tar-soaked fiber pipe with a useful life of about 50 years in ideal conditions.
  • The sump pump, in houses that have one. Pumps wear out, and the storms that fill the pit are often the same ones that knock out the power.
  • The basement walls. Where the walls are concrete block, water tends to get in at the mortar joints and at the floor line.

Sewer line repair and replacement in Livonia

The city’s pipe or yours?

When a floor drain backs up, Livonia’s Water and Sewer Division will send a crew to check whether the blockage is in the city main or in your sewer lateral, the private line between your house and the main. If the main is blocked, the city cleans or repairs it. If the main is clear, the city’s own guidance is to call a licensed plumber or drain service, because the lateral is the property owner’s responsibility.

Drain and sewer cleaning, then repair

  1. Clear it. We hydro-jet main sewer lines. The Electric Eel only goes into small fixture drains like sinks and tubs.
  2. Look at it. A camera run shows roots, cracked or offset joints, a sag where waste sits, or a broken section, and exactly where it is.
  3. Fix what’s broken. If the damage is in one spot, we dig there and repair that section. If the camera shows trouble along most of the line, replacing it is usually the better money. We don’t do trenchless lining. We excavate with our own equipment, and the camera keeps the hole small.
  4. Permits. Plumbing permits come from Livonia’s Inspection Department, and sewer repairs in the public right-of-way also need a permit from the Engineering Division of Public Works. We pull the permits and call MISS DIG before we dig.

A sewer camera inspection is a flat-price service that includes locating the line, a saved video of the pipe and a written report; ask about the price when you call. For jetting, repairs and replacement, contact us for accurate pricing. We have to inspect the job before we can give you a price. Why big storms back up Livonia basements

Wayne County’s Rouge Valley sewer system runs through Livonia along the river, and its problems are on the record. A March 2026 state environmental review of the county’s repair project says the system has a long history of rainwater and groundwater leaking in. That overloads it, and it has led to basement backups and sewage overflows into the Rouge. The state put the county under a consent order. The county’s long-term repair plan includes work in Livonia, Westland, Redford and other neighbors.

None of that is in your control. Your own line is. A sound lateral and a backwater valve, which lets wastewater leave the house and closes when the sewer pushes back, are what protect a basement from an overloaded sewer.

Sump pump replacement and installation in Livonia

Soil scientists named a soil after the city. The Livonia series, proposed in Wayne County in 2016 and added to the USDA’s official list in 2017, is sand over denser, loamy deposits left by an ancient glacial lake, on level to gently sloping ground, and it’s rated somewhat poorly drained. Rain soaks quickly into the sand and slows down at the denser layer below, so the ground stays wet. The USDA’s soil map shows patches of it inside Livonia, mostly in the eastern half of the city. It isn’t the only soil in town, but it’s a good picture of why a sump on this kind of ground can keep running long after a storm.

The river adds to it. The city counts more than 40 miles of the Rouge and its branches inside its borders, including the Middle Rouge at Newburgh Lake and the Bell Branch near Middlebelt Road. Homes on low lots near those waterways tend to see higher groundwater in spring.

A sump job usually comes down to one of four things: the pump, the pit, the power or the pipe.

  • The pump. If it’s old, running nonstop or making new noises, swap it before a storm finds out for you. On a standard system that’s about $600.
  • The pit. No sump at all, or an old pit that’s cracked or crumbling, calls for a new standard system with basin, pump and discharge, about $2,500 to $3,000.
  • The power. A battery or water-powered backup pump keeps going when a storm takes the electricity out. Contact us for accurate pricing. We have to inspect the job before we can give you a price.
  • The pipe. If the discharge line ends right beside the foundation, the pump just moves the same water in a circle.

The pit and pump fall outside our waterproofing warranty. More on sump pump installation and replacement, and our cost guide explains what changes the price.

May 2011: about a thousand wet basements

In late May 2011, after heavy rain on ground that was already saturated, local news reported about a thousand flooded basements in Livonia. The city held a packed public forum at City Hall. Then-Mayor Jack Kirksey said nearly all of the complaints came down to the amount of rain, not the sewers. Many residents blamed the sewer system.

Either way, a basement takes water in a storm in one of two ways. Groundwater comes through the walls or up at the floor joint, or sewage comes up the floor drain. They look the same on the carpet, and the fixes are different: drainage and a sump for the first, a backwater valve and a sound lateral for the second. If the water is already in, our flood restoration service pumps it out, dries the space and uses thermal imaging to find moisture left behind the walls.

A claim against the city has a deadline. If you believe the public sewer caused a backup, state law gives you 45 days from finding the damage to send the city written notice, and Livonia’s sewer backup page explains how to file.

Basement waterproofing in Livonia

When water comes through a block wall or in at the floor line, interior drain tile is usually the fix. We drill weep holes into the bottom row of block so trapped water can drain, lay perforated pipe in stone at the footing, put a membrane on the wall and carry the water to a sump. Interior waterproofing runs about $2,000 to $35,000, depending mostly on how much wall is involved.

A single leaking crack or tie-rod hole is a smaller job. Crack injection runs about $500 to $2,500 per crack. When a finished basement can’t be opened up from inside, exterior waterproofing, digging down to the footing outside, runs about $3,000 to $60,000.

Our workmanship on interior drain tile, membranes and crack injection carries a 25-year transferable limited warranty.

When a block wall starts to move

Not every problem with a block wall is a leak. A long crack that runs sideways along a mortar joint, or a wall leaning in toward the basement, means the soil outside is pushing on the block, and filling the crack won’t stop that. It’s foundation repair, not waterproofing. If the wall has just begun to bow, carbon fiber strips bonded to the block run about $1,500 to $2,500. If it has moved further, steel I-beam braces run about $1,500 to $4,000. Long horizontal cracks in block, some 20 feet or more, usually need the crack filled and braces added, and we quote those only after looking at the wall. Our cost guide explains what moves all of these numbers.

Livonia Services FAQ

Get answers to the most common questions Livonia homeowners ask about our waterproofing, plumbing, and excavation services.

Have More Questions? Call Us
It depends where the blockage is. Call Livonia's Water and Sewer Division first, and a city crew will check the main. If the main is blocked, the city cleans or repairs it. If the main is clear, the problem is in your lateral, the line from your house to the main, and that's the owner's to fix with a licensed plumber or drain service. We start with hydro-jetting and a camera, so you know what's wrong before anyone digs.
If you've had slow drains, gurgling, or water at the floor drain after heavy rain, yes. A line that old may be clay tile, cast iron or Orangeburg fiber pipe, and roots and cracked joints build up slowly before they cause a backup. A camera run shows whether the line needs cleaning, a spot repair or replacing. A sewer camera inspection is a flat-price service that includes locating the line, a saved video of the pipe and a written report; ask about the price when you call.
We hydro-jet main lines. For sewer cleaning, high-pressure water clears roots, grease and scale off the pipe walls, which a cable machine can't do. The Electric Eel only goes into small fixture drains such as sinks and tubs. After jetting we run a camera, so you see the condition of the pipe once it's clean.
Swapping a burned-out pump on a standard system runs about $600. A new standard sump system with basin, pump and discharge runs about $2,500 to $3,000. Backup pumps and long discharge lines depend on the setup, so contact us for accurate pricing. We have to inspect the job before we can give you a price. Our waterproofing warranty doesn't cover the pit or the pump.
Michigan's Public Act 222 of 2001 sets the deadline: if you plan to claim the public sewer caused it, the city needs your written notice within 45 days after you discover the damage. Livonia's sewer backup page explains how to file. Take photos and keep dates and receipts. Then find out which kind of water it was: sewage from the floor drain points to the sewer side and a backwater valve, and water at the walls or floor joint points to drainage and a sump.
Yes. A block wall that bows in or cracks sideways along a mortar joint is being pushed by the soil outside, so sealing the crack alone won't hold it. For a wall that has only started to bow, we bond carbon fiber strips to it, about $1,500 to $2,500. For one that has moved more, we set steel I-beam braces, about $1,500 to $4,000. We look at the wall before we give you a price.
It can. Our waterproofing work, including crack injection, carries a 25-year transferable limited warranty that covers our workmanship only. If you sell, the buyer can take it over after closing by sending us a written transfer request within 30 days; the full steps are on our Warranty page. Many Livonia houses are past 60, so buyers' inspectors look hard at basements, and dated paperwork showing what we did and where gives them a straight answer.
Yes. Livonia is about 40 miles away, usually 50 minutes to an hour. Estimates are free and scheduled 8am to 8pm every day. Emergency calls are answered 24/7, and we typically reply within 2 hours.
